A good landlord should be able to run his properties in a professional and efficient manner andbe able to work well with people who are not always agreeable, maintain their property in a suitable condition, and possess good managerial skills.
A few questions to ask;
- Are they located in another country, or nearby?
- Will they be able to react to your needs quickly and effectively?
- How long have they been in business?
- Do they manage other properties?
This will give you a good idea of what the response time will be regarding any issues you may have.
On the other hand if you purchase an office you will need to decide whether you handle the management and maintenance of the office or whether you hire a Property Management Company.
By hiring a management firm you gain access to both their in-house maintenance staff, as well as their network of licensed and insured contractors who have already been vetted for good pricing and quality work. This can translate into significant savings compared to going through the yellow pages and hiring a handyman yourself. Not only is the firm able to get volume discounts on the work, they also know the contractors and understand maintenance issues such that they are capable of intelligently supervising the work.
